Our general contracting services include:
Pre-Construction Phase
- Provide cost analysis and preliminary budgeting as design progresses, including required allowances and contingencies
- Assist in design development and provide cost/benefit reviews for construction systems and materials
- Review design and development of drawings for project constructability
- Review the project requirements for their potential impact on the safety of all persons associated with the work
Project Bidding and Estimating
- Provide final project cost estimates by Trade, Bid Division or Subcontractor
- Develop Bidders List of qualified subcontractors and suppliers that will result in the most beneficial bids for the Owner in regard to quality, safety and price
- Assist in post bid negotiations and value engineering
- Provide assistance in developing and issuing of Addendum during the bidding process
Project Management Coordination
- Establish and maintain communication lines with the entire project team
- Develop, implement and administer subcontracts and contracting control protocols
- Develop, implement and monitor a project safety plan with the goal of zero incidence for the entire project
- Develop, implement and monitor a project schedule plan indicating the critical path of the work resulting in the shortest duration possible for the entire project
- Provide proper control and flow of construction documentation, shop drawing submissions, material selections and other required approvals
- Provide cost control for scope changes to the work due to revised owner requirements, changed conditions or value engineering to minimize the cost impact to the owner as much as possible
- Establish and maintain cost control procedures to provide a clear and concise financial position of the project’s construction progress to the Owner
- Organize Bulletins and other project revisions and change orders as required
- Conduct  progress meetings with the construction team and issue record minutes of all meetings to document discussions and decisions
- Initiate project closeout process and implement Warranty on Demand to building Owner
On-site Construction Coordination
- Provide proper control, management and supervision of the actual construction of the project in the field
- Provide in-depth planning and accurate scheduling of the work to assure the earliest possible owner occupancy and use of the project
- Provide continual review of documents and drawings for constructability
- Provide knowledgeable supervision and field management to maintain the highest quality of construction on the project by all parties involved
- Provide field investigations and determinations to insure all work being done is necessary and properly evaluated
- Monitor and enforce the project safety plan with the goal of zero incidence for all contractors for the entire project
- Administer safety talks and other safety management to meet the projects safety plan and goals
Quality Control
- Match superintendent’s and field management teams experience with the specific project demands
- Ensure that project specifications and quality standards are met through proper inspections and testing as required
- Provide ongoing quality monitoring by full time on-site management team supervision and staff
- Provide accurate and timely recording of all quality issues and activities during the project
- Maintain a safe work site to insure quality work can be performed
Tancor Corporation also has the ability to implement in-house self performing tradesmen and tradeswomen on each project to assist in project scheduling, quality, and safety if necessary. Our range of experienced tradesmen and tradeswomen allows us to be versatile in all aspects of construction.
We can control the quality of the project by using skilled in-house tradesmen and tradeswomen, and by placing job specific experienced supervisors and management team on our job sites that focus on the importance of safety, quality, costs and project scheduling
